Bathroom Fitting Cost Cumbernauld

Real 2026 prices — from £3,699 fully fitted to £8,000+ for a full luxury refit

Fixed written quotes. No estimates. From £67/month on 0% finance.

The Honest Answer

Before the numbers, something worth knowing: there is no official Scotland-wide figure for what a bathroom costs. We went looking. The Scottish Government publishes a great deal about housing stock, tenure and condition, but nothing on the average price of a private bathroom renovation. Anyone quoting you "the Scottish average" has lifted it from a UK retailer's brochure or made it up.

So the prices below are ours — from jobs we've actually completed in and around Cumbernauld, with the inclusions spelled out and VAT accounted for. Compare them against two other written quotes, which is what Citizens Advice recommends and what we'd tell a relative to do.

A fully fitted bathroom in Cumbernauld typically costs between £3,699 and £8,000, with most jobs landing between £4,200 and £5,800. The figure that ends up on your written quote depends on three things: the size of the room, what you're replacing versus keeping, and the finish level you pick. There is no honest single-number answer to "what does a bathroom cost" — anyone who gives one without seeing the room is guessing.

What we can do is be transparent about what each pound buys. The breakdown below is taken from real recent jobs across Kildrum, Seafar, Balloch, Westfield and the surrounding G postcodes — not industry averages or pulled from a national price-comparison site.

01
£3,699 — Starter, fully fitted

Suitable for a standard Cumbernauld bathroom up to roughly 4 m². Wet wall to the shower zone, LVT flooring, LED mirror, chrome towel rail, basin, WC, bath or shower enclosure, all plumbing and electrics, waste removal. Most CDC-era flat bathrooms in Kildrum, Seafar and Carbrain land here.

02
£5,499 — Premium, fully fitted

Full-room wet wall, rainfall shower, heated towel rail, premium LVT, frosty privacy glass, demister mirror. Common in Radburn semis with first-floor bathrooms around 5 m², and in private-estate properties in Smithstone and Craigmarloch.

03
£7,995 — Luxury, fully fitted

Wall-hung vanity, concealed cistern WC, niche shelving, underfloor heating, designer fixtures throughout. Suited to larger Balloch detached bathrooms, Bishopbriggs villa rooms, or stone properties in Cumbernauld Village where the customer wants the finish to match the rest of the home.

Where the Money Goes

Rough breakdown for a typical £4,500 mid-range bathroom in Cumbernauld. Your actual quote line items will differ — these are the proportions on most jobs.

~35%

Labour

5–7 days of two-person fitting crew. Strip-out, prep, plumbing first-fix, board, waterproof, finish, second-fix electrics, final commissioning. The single biggest line on any quote — and what national chains pass to subcontractors.

~30%

Materials & fixtures

Wet wall panels, LVT, suite (basin, WC, bath or tray), shower, taps, mirror, towel rail, silicone, fixings. Quality of the suite drives this number — a £400 vanity vs a £900 vanity is the biggest single variable.

~15%

Plumbing & electrics

Pipework adjustments, soil-stack work, thermostatic valve installation, extractor, shower spur, mirror wiring, towel-rail circuit. On CDC-era flats this often includes swapping ageing copper that's reached the end of its life.

~20%

Prep, finishing & clearance

Floor levelling, wall treatment, silicone runs, beading, skip hire, waste uplift, final clean. The work nobody photographs and that determines whether your bathroom is still watertight in five years.

Pricing by Bathroom Size

Real Cumbernauld examples. Sizes measured floor-to-floor on actual quoted jobs.

Small — under 4 m²

£3,699 – £4,800

  • CDC flat bathrooms (Kildrum, Seafar, Carbrain): typical 1.9 m × 1.7 m, 3.2 m²
  • Compact en-suites in private estates
  • Ground-floor cloakrooms with bath added
  • Less material, more layout precision — fitting time similar to medium
Small bathroom cost guide

Medium — 4 to 6 m²

£4,500 – £5,800

  • First-floor bathrooms in Radburn semis (Seafar, Greenfaulds)
  • Standard 1990s/2000s estate bathrooms (Balloch, Smithstone)

£6,200 – £8,500+

  • Larger detached bathrooms (Bishopbriggs, Kirkintilloch, Balloch)

What Pushes the Cost Up or Down

The decisions made at the home visit that move the final number by £500 or more.

+£

Moving plumbing

Keeping the WC, basin and bath/shower in their current positions is the cheapest fit. Swapping the WC with the basin, or shifting the soil-stack run, adds £400–£900 in pipework and floor reinstatement.

+£

Tanking & wet zones

A full wet-room tank with linear drain costs £600–£1,200 more than a standard shower enclosure with a tray. Worth it for level-access, but not every job needs it. See our wet room cost guide for detail.

+£

Suite & brassware grade

The £400 basin-and-vanity vs the £900 wall-hung designer unit. Hansgrohe or Crosswater brassware vs builder-grade taps. Adds £600–£1,800 across the whole suite depending on choices.

−£

Keeping the floor

If the existing tile or LVT is sound and you're happy with it, leaving the floor saves £300–£550. We'll tell you honestly if it's worth keeping rather than upselling a replacement you don't need.

Cumbernauld Cost Quirks

Local building stock affects the quote in ways national chains miss. Four patterns we see across the Cumbernauld jobs we quote each month.

01
CDC-era flats with concrete substrates

Kildrum, Seafar, Carbrain, Abronhill: concrete floors mean no flex but require SBR-bonded levelling compound before LVT. Adds half a day's prep, factored into the quote.

02
Radburn semis with timber first-floor bathrooms

Seafar, Greenfaulds, Kildrum low-rise: suspended timber floors flex. Tile won't tolerate it — wet wall and LVT are the right answer. Saves the customer money long-term in avoided callbacks.

03
Private-estate bathrooms with builder-grade fitments

Balloch, Smithstone, Westfield, Craigmarloch: original developer fit-out gets replaced as one piece. Bigger room, slightly higher labour, but no surprises in the substrate.

04
Older stone properties with cold outer walls

Cumbernauld Village, parts of Condorrat, Moodiesburn: insulation behind the wet wall is essential. £180–£300 extra in materials, pays back through warmth and reduced condensation.

Hidden Costs to Watch For

The line items that turn a £4,000 chain estimate into a £6,500 final invoice. We list these in our fixed price; many do not.

01
"Materials separate"

Some estimates quote labour only, with suite and finishes sold separately at retail margins. Always ask whether the figure is fully-fitted or just labour. Our quotes always include everything — what's on the quote is what you pay.

02
Skip hire / waste removal

A 4-yard skip in Cumbernauld runs £180–£280 with permit. We include this in the quote and handle the drop and uplift ourselves. Chain quotes often itemise it separately at the end.

03
"Unforeseen plumbing"

Subcontractor estimates often carry this as a get-out clause — discover anything unexpected when the bathroom is open, get billed for it. We survey thoroughly before quoting and absorb anything within the planned scope. Real surprises (collapsed soil pipe, hidden joist damage) are flagged and priced before work continues, not after.

04
Floor reinstatement after WC move

Moving a WC means cutting the floor for the new soil branch. Some quotes don't include the floor patch and finish. Ours does — and we use a properly bonded patch, not a temporary one.

05
VAT

All our prices are VAT-inclusive. Always check whether a competitor quote is plus-VAT — at 20%, a "£4,000" estimate is £4,800 with VAT added.

Cost Questions

The questions we field on most quote visits in Cumbernauld.

Is the quoted price really the price I pay?

Yes. Every quote we issue is a fixed written price that includes design, all materials, all labour, plumbing, electrics, waste removal and finishing. The only situation that changes the number is if you change your mind about a finish or fitting after the quote — and we'll price any change clearly in writing before doing the work, never bill you for it after.

Why are some online estimates lower than your quote?

Most online "from £X" estimates are labour-only, or quote a bare-minimum scope (no waste removal, no electrics, builder-grade materials). When you compare a fully-fitted quote like ours against a labour-only number, ours looks higher. When you compare like-for-like with everything included, the maths usually flips. We're happy to walk through any competitor quote line by line.

Do I pay anything upfront?

No. Don't pay a penny until the bathroom is finished and you're completely happy. No deposit, no staged payments, no money upfront. We're confident enough in our work that we don't ask for money until you've seen the finished room.

How much does a small en-suite cost compared to a main bathroom?

An en-suite typically runs £3,200–£4,500 — slightly less than a main bathroom because the suite is smaller (no bath, often), but with similar labour because every wet-room job has fixed setup time regardless of size. See our dedicated en-suite bathrooms page for detail.

Can I bring my own suite or fittings?

You can, but it's rarely a saving. We buy through trade channels at prices most homeowners can't access, and we warranty the materials we supply. Customer-supplied materials we fit but don't warranty separately — if a customer-supplied tap fails in six months, we'll refit it but won't replace it. Most customers conclude it's not worth the saving.

Does the finance affect the quoted price?

No — the 0% finance price is the same as the cash price. We don't inflate the price for finance customers. The finance provider is paid through a separate commercial arrangement at no cost to you.
