Channel drain assembly, trap, waste run to soil stack. Adds plumbing time and changes the floor build-up. Tile-in drain covers cost more but read cleaner than puck-style ones.
Required on suspended timber floors (Radburn semis, older Cumbernauld Village properties). Ply overlay, additional noggins between joists, screwed not nailed. Not needed on concrete floors in CDC-era flats — one of the few cost wins those properties offer.

Cumbernauld Village, parts of Condorrat, Moodiesburn: original drainage runs often need extending or rerouting to get the linear drain to fall correctly. Adds plumbing time and may need a new external soil-stack connection.
If the wet room is being installed to help a disabled or chronically ill person live more independently at home, the work may qualify for zero-rated VAT under UK Notice 701/7. That's a 20% saving on the labour and materials line — meaningful on a £6,000 project.
Zero-rating applies where the person who will use the bathroom has a long-term disability or chronic illness and the work is necessary for their personal needs at home. HMRC's eligibility test is specific — we'll talk you through whether your situation meets it during the home visit, honestly, with no upsell.
The qualifying work — level-access tray or tanking, grab rails, shower seats, the labour to fit them — is zero-rated. Standard bathroom items not directly related to accessibility (a designer vanity, for example) remain at 20% VAT. We split the quote clearly so you can see what qualifies and what doesn't.
You'll need to sign an eligibility declaration before the work starts — straightforward one-page form, we'll provide it. No medical evidence required, but the declaration is a legal document. We keep a copy on file as part of the job record.
If the wet room is going in for accessibility reasons, North Lanarkshire Council may contribute through its Scheme of Assistance — Scotland's route for adaptation funding, and not the same thing as the English Disabled Facilities Grant. The fall to the drain takes a small amount of floor build-up which we accommodate either by lifting the threshold height or by recessing the screed into the joist line.
Not in a well-designed wet room. The screed gradient pulls water to the drain efficiently — what reaches the far end of the room is a fine mist that dries off in 10–15 minutes. A glass screen partition (not enclosure — just a screen) contains the spray without changing the level-access character of the room.
Typically 7–9 working days for a standard wet room. That's two days longer than an equivalent walk-in shower — the extra time is the screed cure (24 hours), tanking application and cure (24 hours), and additional tile or wet wall area. We give you a date range at quote stage and stick to it.
In a Cumbernauld home with one bathroom, opinions vary — some buyers love it, some want a traditional bath. In a property with two or more bathrooms, a well-finished wet room is a clear asset, especially if it's positioned as the master en-suite. The bigger payback is usually on usability and longevity rather than resale.

We don't see callbacks on tanking we've installed — the wear point is silicone joints, which we re-run free of charge during the 12-month guarantee period.
A like-for-like bathroom conversion in Cumbernauld doesn't require a Building Warrant. Adding a new bathroom where one didn't exist, or making structural alterations (moving load-bearing walls, altering the soil stack route through a structural floor), does.
