Pricing Across North Lanarkshire

What You'll Pay by Property Type
Tenement flats — £3,699 to £4,800
Common across Coatbridge, Airdrie, Motherwell, Wishaw and Bellshill. Tenement bathrooms are typically small (2.0 m × 1.6 m or smaller), often inboard with no external window, and sit on solid sandstone walls. The Starter package fits comfortably here, with most upgrades pushing toward £4,500 once a frameless walk-in shower and full-height wet wall are added. Price doesn't usually run higher unless the room is being completely re-laid.
CDC-era flats — £3,699 to £5,499
The classic Cumbernauld New Town footprint — 1.9 m × 1.7 m, deck-access flat, soil stack on the gable. Most Starter-tier fits land at the £3,699 baseline. The Premium package at £5,499 — full-room wet wall, rainfall shower, demister mirror, frosty privacy glass — is the most-fitted package in Kildrum, Seafar and Abronhill. It's the spec that solves the condensation problem the original 1960s flats were built with.
Ex-council semis — £4,500 to £5,999
Common in Mossend, Tannochside, Cambusnethan, Forgewood and the older parts of Coatbridge. Bathrooms upstairs over the kitchen, predictable joist patterns, suspended timber floors. Most fits land mid-Premium tier — full wet wall, walk-in shower, decent fixtures. Underfloor heating adds about £450 if the floor's coming up anyway.
Modern detached & semi — £5,499 to £7,995
The newer estates across Balloch, Smithstone, Craigmarloch, Lindsaybeg, Calderbraes and the modern fringes of every NLC town. Bathrooms are bigger, en-suites are standard, and the brief usually includes wall-hung sanitaryware, a frameless walk-in and a feature finish. Luxury-tier fits at £7,995 are common here — and the Luxury spec genuinely matches the value of the house.
En-suite refits — £2,800 to £4,200
Smaller footprint, less material, no bath. Most en-suite refits run a third to a half of a main bathroom. We quote them as a separate line item — useful if you're doing a phased refurb across multiple rooms.
How National Chains Compare
National chains — Wickes, Wren, Magnet — quote roughly the same spec at substantially higher prices, for two structural reasons.
Showroom overhead. A chain showroom is rented retail space in a high-footfall location. Lighting, staff, displays, returns. That overhead has to come back through the price of every job; for a North Lanarkshire customer that's typically £800–£1,500 of margin baked into the total. We don't run a showroom. We come to you.
Subcontractor margin. Most chain installations are subcontracted to a local fitter — often the same fitters who quote independently elsewhere. The chain takes 20–30% off the top before passing the work down; the customer pays both margins. We're the local fitter, doing the design and the install end to end. There's no second margin.

Hidden Costs to Watch For
- "Quote subject to survey." A common chain pattern: low headline number, then the surveyor visits and "discovers" extras. Always insist on a fixed price after the visit, not before.
- Skip and waste removal. Some quotes treat this as an optional extra. Ours doesn't — it's included.
- Electrical certification. Should be included, never extra.
- Tile-and-grout vs wet wall. Tiling is more labour-intensive than wet wall and usually costs more. If a quote treats tile as the cheap default, ask why.
- VAT. Always confirm the quote is inclusive of VAT before committing. Ours always is.
